My cousin spent three weekends last year driving around Undri with a broker before she figured out something nobody had told her upfront: “Undri” on a listing site can mean five completely different streets, and they don’t all behave the same way. One pocket had a school queue outside the gate every morning. Another felt half-built even though the flats were ready. She ended up buying on Handewadi Road in the end, mostly because the society already had its garden grown in and she was tired of looking at bare mud.
When people search for property for sale in Undri, Pune, they often compare the price first. But the exact location within Undri can make a big difference to what you get for your money. It is, broadly. But Undri isn’t one market; it’s four or five smaller ones stitched together under a single name, and picking the right stitch matters more than most buyers realize until they’re already three EMIs in.
Handewadi Road
Handewadi Road is one of the more established parts of Undri, with plenty of housing and everyday shops already in place. Godrej Greens sits here, and the road itself has enough shops, chemists, and small eateries that you’re not driving fifteen minutes for basics. Prices sit on the higher end for Undri because of exactly that; it’s already lived-in and already has trees that aren’t saplings anymore. If you want something ready and don’t mind paying a bit more for the maturity, this is where I’d start looking.

Undri-Pisoli Road
Undri-Pisoli Road has seen a lot of newer development, so some stretches still feel like they’re catching up with the housing around them. Godrej Prana and Godrej Ananda are both here, along with a cluster of other launches chasing the same land. Prices are noticeably softer than Handewadi, sometimes by ten or fifteen percent for a comparable unit, because a lot of the infrastructure, the wider roads, and the local shopping are still catching up to the housing. For investors planning to hold the property for several years, the newer development may be worth considering. Just factor in the current road conditions and nearby construction before deciding. Less good if you want to move in next month and have everything already sorted.
Wadachiwadi Road
Wadachiwadi Road is generally quieter, with more mid-sized residential societies and pockets of greenery. It can suit buyers who want a less crowded setting without moving too far from the main parts of Undri. This is the stretch people pick when they’ve already lived somewhere loud and don’t want that again. It’s not the cheapest pocket, and it’s not the flashiest either; it just sits in the middle, which honestly describes most of the buyers who end up here too.
Near the NIBM border
The NIBM side of Undri is a little different. Properties here can command higher prices because of their proximity to NIBM Road and its established social infrastructure. If a listing calls itself “Undri, NIBM Road facing” or something close to that, expect to pay closer to ₹8,000 a square foot than ₹6,000. You’re paying for the address more than the locality at that point, and whether that’s worth it depends entirely on how much you value being able to say NIBM Road when someone asks where you live. Some people do value that. Fair enough.
What actually ties these together
Connectivity is one of the main reasons buyers continue to consider property in Undri. The area has access to NH-65 and is also connected to nearby employment hubs such as Hadapsar and Magarpatta. NH-65 and the Mumbai-Bengaluru Highway run close enough that none of these pockets feel cut off, and once the Pune Ring Road is finished (still a when-not-if, but nobody’s rushing it), all of them stand to gain. Rental demand is also supported by professionals working in Magarpatta, SP Infocity, Hadapsar, and other nearby employment hubs. Investors should still check current rents and occupancy in the specific society rather than relying only on locality-wide figures, which is part of why prices in Undri overall have held up even when other parts of Pune wobbled a bit.

If you need to move sooner, resale properties in Undri can be worth considering because the society, amenities, and surrounding infrastructure can be assessed before you buy, and the resale properties listings change often enough that it’s worth checking back every couple of weeks rather than assuming what was there last month is still there. Investors leaning on rental income should look at what’s currently listed under rental properties before setting expectations on yield. And there’s a growing commercial side to this too, small offices and retail units following the residential population rather than leading it, which is usually how these things go.
Picking the right pocket

Walk the actual street before you sign, at two different times of day if you can manage it, because a road that looks fine at 11am can feel completely different once evening traffic hits.
