Most first-time buyers in Undri get the big decision right — the locality — and then lose money on the small print. Here’s what we walk every client through before they put down token money, in the order we’d actually check it.

1. RERA registration, not just the project name

A project being “known” in the area isn’t the same as being RERA-registered. Ask for the registration number and look it up yourself on the Maharashtra RERA portal — it takes two minutes and tells you the promised possession date the builder is legally bound to.

2. Carpet area vs. saleable area

In Undri’s newer projects, the gap between quoted “super built-up” area and actual carpet area can run 25-30%. Ask for the carpet area figure in writing and calculate your effective price per sq.ft on that number, not the marketing one.

3. Water source and pressure

Some interior Undri societies still depend heavily on tanker supply during summer months. Ask current residents directly — not the sales office — about water timing and whether it’s municipal, borewell, or tanker-supplemented.

The questions that save you money are almost never the ones a sales brochure answers.

4. Society maintenance and pending dues

For resale flats, ask for a no-dues certificate from the society. Unpaid maintenance charges from a previous owner can become the new owner’s problem if not cleared before registration.

5. Approach road width

Google Maps won’t show you if a lane narrows to single-vehicle width during peak hours. Undri has pockets where this genuinely affects daily life, especially near under-construction stretches.

6. Floor plan orientation

West-facing flats in Undri without adequate cross-ventilation can run noticeably warmer through Pune’s summer months. If vaastu or comfort matters to you, ask for the floor plan with compass orientation marked, not just a sales rendering.

7. Builder’s delivery track record — not just this project

Ask which of the builder’s previous Undri or Pune projects have already been delivered, and try to visit one. A polished sample flat tells you about design; a three-year-old delivered project tells you about durability.
