A broker I know on Wadachiwadi Road put it bluntly last month: “Five years back, nobody asked for Undri by name. Now they ask for it and then ask if there’s anything left under 60 lakh.” That second part is getting harder to answer honestly, but the first part says everything about how this locality has changed. Real estate in Undri Pune used to mean “the area past NIBM,” a footnote on someone else’s map. It doesn’t anymore.

Why buyers keep landing here

None of this is exciting to write about, and I won’t pretend it is. Undri sits on NH-65, close to the Mumbai-Bengaluru Highway, and the Pune Ring Road could further improve connectivity, although buyers should keep in mind that the project timeline may change. , the connectivity story gets even better. But connectivity alone doesn’t explain why so many people end up here specifically. Price does that.

Compare it to NIBM next door, where anything decent crosses ₹10,000 a square foot without much argument. Undri is still running somewhere between ₹5,500 and ₹8,000, depending on the developer and how far you are from the main road. That gap is the entire pitch, really. Everything else—the schools, the malls, the greenery—is a bonus on top of a number that still makes sense on paper.

A lot of the rental demand comes from people working at Magarpatta or SP Infocity, sometimes Kharadi if they don’t mind the drive. They want something quieter than a flat wedged into the IT corridor itself, and Undri still has enough reserved forest land around it that the air genuinely feels different. Not dramatically. Just noticeably, the way it does when you step off a main road into a lane with actual trees.

Schools like DPS and The Bishop’s School are close by. Hospitals too. Dorabjee’s Royal Heritage Mall covers most of the weekend errand list. None of this is exciting to write about, and I won’t pretend it is, but it’s the reason families choose to stay here instead of just passing through on their way to somewhere pricier.

What you can actually buy

Ready-to-move flats are the easiest starting point, and there’s a solid range of residential apartments built for families and first-time buyers who don’t want to gamble on a construction timeline. If you’re willing to wait, several under-construction projects are booking now at prices that will look cheap in two years, assuming the builder delivers on schedule, which, fair warning, isn’t guaranteed anywhere in Pune.

Villas are the newer story. A few developers have started treating Undri as a villa destination outright, betting that buyers who can afford more space would rather have it here than fight for a smaller flat closer to the city.

If waiting isn’t an option, resale properties move fast, especially in societies where the landscaping and amenities are already settled in and you’re not staring at a construction site for the next eighteen months. On the rental side, given how much of the tenant pool comes from nearby IT hubs, it’s worth actually checking current rental properties before assuming what a flat should fetch. And commercial space is picking up too—offices, small retail units, the odd showroom—because enough people now live in Undri that the area can support its own high street instead of sending everyone to Kondhwa for basics.

The Shriram project everyone’s talking about

If you’ve spent any time looking at Undri listings, you’ve run into Shriram Codename Superstar. Fourteen acres, something like sixty amenities, and a lot of marketing built around the future Purandar International Airport. Will that airport open on the timeline everyone’s quoting? I wouldn’t put money on it; airport projects in this country have a way of slipping. But the underlying logic, that Undri sits on the right side of whatever infrastructure comes next, holds up even if the airport itself takes another five years.

Before you sign anything

Here’s the part brokers don’t always say out loud: the locality name doesn’t do the work for you. A flat two minutes off the main road and a flat three lanes deep can carry the same “Undri” address and behave completely differently when it’s time to resell. Check the specific society, the specific road, and who the builder actually is, not just the brochure.
